I’m getting more and more questions about short-term rentals—whether through Airbnb, Booking, or temporary sublets. Many people don’t realize that this isn’t considered a typical apartment lease under Czech law. And that can lead to serious legal problems.

Lease × Sublease × Accommodation – What’s the Difference?

Short-term rentals (e.g. Airbnb) fall under the regime of accommodation services. Legally, it’s not a lease contract but an accommodation agreement.


What Must a Short-Term Accommodation Contract Include?

  • price and length of stay

  • cancellation policy and complaints procedure

  • rules for behavior, cleaning, and key handover
